When Garry and Mary list your house, it will be added to the Arizona Regional Multiple Listing Service (MLS), which maintains a database of homes currently on the market. REALTORS® search the MLS for homes that meet the needs of their clients or potential buyers.   4.2 Marketing Plan. Garry and Mary's Marketing Plan involves the initial and continual process of ensuring that the real estate community is aware that your house is for sale. It includes the creation of collateral materials and the use of print media and web advertising specifically tailored to your house in order to expose it to the maximum number of potential buyers. Networking to other real estate professionals is especially important. The following services are available to ensure your property is marketed to the highest level. 4.3 Visual Media. Photography Professional, high-resolution, digital photographs of your property will be taken and used in various multi-media marketing and advertising. Photographs of your house will be showcased on the MLS Listing. Property Feature Booklet A professionally printed, full color Property Feature Booklet will be created highlighting the best photos of your property and will include the features and upgrades of your house. The Property Feature Booklet will be distributed to prospective buyers and REALTORS®. Visual Tour A specialized Visual Tour will be taken of your property that can be viewed by potential buyers 24 hours a day. The Visual Tour will be linked to your MLS listing, featured on REALTOR.com® and RealEstateBook.com and digital copies will be placed in your house alongside the Property Feature Booklet. Open House Some houses will benefit by this optional marketing service. Signage A For Sale yard sign with property specific Rider Signs will be installed in front of the house. In addition, a '24 Hour Free Recorded Information' Rider Sign will be attached to the yard sign. All inquiries are transferred immediately to Mary's mobile phone allowing her to follow up promptly with each potential buyer. Lockbox A Lockbox will be attached to the door which allows agents to easily and quickly show your property. The Lockbox is monitored by a Supra eKEY, which is updated automatically each night. The Supra eKey tracks the property activity by capturing the date, time, office, telephone number and the name of each agent who has shown your house. Mary will follow up after each showing for feedback on your listing which will be communicated to you either through email or by telephone. 4.4 Print Media. The Print Media features a balance of local, regional and national coverage. Feature Postcards Full color, custom Feature Postcards will be created and distributed to other top performing REALTORS® in the surrounding areas. Full Color Flyers Full color Flyers will be created and distributed to REALTORS® in local Independence Realty Professionals® offices. Black And White Flyers Five Hundred copies of the Black and White Flyers will be delivered to the mailboxes of REALTORS® working in the surrounding areas. If requested, extra copies will be ordered and placed in a brochure holder that attaches to the For Sale yard sign. Real Estate Magazines Your home will be included in one or more Real Estate Magazine issues, such as The Real Estate Book or the Republic Real Estate Magazine. Newspaper Some houses will benefit by this optional marketing service. 4.5 WEB ADVERTISING. Web Advertising uses the World Wide Web as a venue to display a variety of marketing and advertising information such as virtual tours, photo galleries and detailed floor plans.
